Service 01 — Property Consultancy
Already own a property and want to pursue a care-provider lease?
This case-by-case consultancy service is for property owners, landlords, investors and developers who already own a property that may be suitable for supported living, care or children's residential use.
If the property is selected, EMEN Property Group will assess and position the opportunity, approach potentially suitable providers and support the process through introductions, viewings, commercial discussions and lease progression.
£500 administration fee
Plus
10% of the ongoing gross monthly rent for as long as the property remains with the provider introduced by EMEN Property Group.
Not all properties are accepted. The administration fee becomes payable only after the property has been selected and the client agrees to proceed with the consultancy service.
Acceptance onto the consultancy service does not guarantee that a care provider will enter into a lease. The full scope, payment terms and ongoing fee arrangements will be confirmed in the consultancy agreement.
Service 02 — Specialist Property Investments
Purchase a ready-made specialist property investment.
EMEN Property Group introduces selected supported living, care and healthcare property investments offered through third-party developers and sellers.
These opportunities may already include an agreed specialist lease and have previously offered indicative net yields in the region of 7%–10%, depending on the individual property and lease structure.
1% buyer success fee
The fee is calculated using the final property purchase price and becomes payable upon successful completion of the purchase.
Property investment carries risk. Yields, rental income, lease terms, purchase prices and other figures are indicative and are not guaranteed.
Investors must undertake their own due diligence and obtain appropriate independent legal, financial and tax advice before proceeding.
Service 03 — Supported Living & Care Property Course
Learn how to find and approach providers yourself.
The Supported Living & Care Property Course is a self-paced digital course teaching landlords, investors, developers and property professionals how to identify providers, understand property requirements, approach organisations professionally and build their own direct provider relationships.
The course is intended for people who want to learn and apply the process themselves without continually relying on sourcing agents or middlemen.

Service 04 — Specialist Property Sales
Looking to sell a specialist property?
This service is for owners who want EMEN Property Group to prepare and discreetly present their specialist property to potentially suitable buyers.
Where instructed, EMEN Property Group may prepare the marketing information or property brochure, carry out a targeted buyer search and support the transaction through to completion.
The property will not automatically be circulated openly across the general market.
£300 administration fee per property
Plus
2% seller success fee if EMEN Property Group successfully introduces the buyer and the sale completes.
Properties are considered individually. Paying the administration fee does not guarantee a buyer or a completed sale.
The complete scope of work, fee terms and introduction protections will be confirmed in the seller agreement before marketing begins.
